Services rendered by the Real Estate Audit and Assurance team

Our Real Estate team has acquired considerable experience in working with both property companies and also other Clients and institutions on real estate related matters. Services rendered by our team include:

  • PwC Real Estate team has the knowledge and expertise necessary to help you with complex financial accounting issues related to matters such as property valuations, impairment, capital structuring, control and consolidation matters, pensions and share plans, listings, and IFRS conversions. To improve your financial accounting and keep you abreast of new developments in corporate reporting, our experienced professionals will provide you with a combination of technical advice, support tools, and training of in-house accounting staff.

  • As the EU's 2005 deadline approaches for the implementation of International Financial Reporting Standards by all listed companies, these requirements will pose a significant challenge to many companies in Poland and Europe. We expect the impact to be felt by most of the industry, as IFRS becomes the benchmark for financial reporting not just for listed companies, but also for real estate funds. PwC has considerable expertise in helping Clients to provide solutions for their unique business problems through the successful adoption of IFRS. Because the transition to IFRS can effect a business in numerous and unforeseen ways, our IFRS conversion teams combine a range of technical, training, communications, change management, and real estate expertise.

  • As Registered Auditors we conduct our audits in accordance with the Polish Auditing Standards and International Standards for Auditing, and we carry out reviews and audits of financial statements prepared under Polish, international, United Kingdom, United States, German and other accounting practices.

  • PwC provides a range of services to help Securities & Exchange Commission registered organisations - whether subsidiaries of US domestic registrants or foreign private investors - achieve compliance with section 404 of the Sarbanes-Oxley Act. Our advisory services include project management, technical and documentation support; risk assessment; solution design and implementation; change management and training; and quality assurance and review.

  • PwC can provide expert advice to companies that want to raise debt or equity capital in international capital markets. Our services range from assistance in selecting the right capital market and establishing the right team of advisers, to advising on compliance with national regulations and listing rules, to preparing a business to operate as a public company. We can also assist our Clients in preparation of information memoranda and offering circulars. We have recently been involved with the first Polish securitisation/Euro Bond issue listed in Luxembourg stock exchange for a real estate company.

  • Internal Audit
PwC can assist organisations in improving their internal audit function. We do this in several ways: by measuring the effectiveness of existing internal audit processes and advising on the development of enhanced internal audit methodologies; providing full or partial internal audit outsourcing solutions; supporting the internal audit function with advanced software tools; and delivering tailored training programs for internal auditors.

  • For organisations that require an independent evaluation of their business processes and related controls, PwC provides: overall evaluation of management controls; assurance on business processes, systems, data and technology management; risk management solutions; and traditional third party assurance. Our services enable you to gain comfort that your systems, processes and risk management procedures are operating effectively and within a well-controlled environment. We also provide support in post-deal operations, including help in integrating a newly acquired company into the Client's organisation.

  • PwC can help your business become more transparent by reporting the information that matters most to stakeholders - including disclosures related to important non-financial value drivers such as market opportunities, risks, and intangible assets. Our Value Reporting methodology is the most comprehensive approach available in the marketplace for the disclosure of non-financial corporate information.
